PRIVATE HOUSE, DUBLIN 4

This property dates from approximately 1860.

It is a protected structure, entered on the RPS under Dublin City Council’s Development Plan and contains some remnants of its former status as a 19th century middle class residence and its principal conservation values are as part of a unified terrace of mid 19th century houses located in the Victorian suburban matrix and part of a visually important streetscape.

Following flood damage to the house in 2011, Kelly and Cogan Architects were appointed in 2012 to act as conservation architects and design team leaders for internal remedial refurbishment works and the construction of a new two-storey rear extension and for the reconfiguration of the lower ground floor shower room, storage areas, home cinema and family room.

The pre-existing lower ground floor arrangement was restricted spatially and overwhelmed by the presence to either side of two and a half storey rear returns which create a somewhat ‘canyon like’ effect and an unpleasant microclimate.

Our design approach was the insertion of a new two storey glass and timber clad structure into the canyon like void between the neighbouring return and the existing return.

That structure is lightweight, largely transparent and consists of a double height space (kitchen/dining area) with balcony and study over.

It’s design permits a direct link between the main upper ground hall and the rear garden and greatly assist in bringing the main body of the house into daily use.
