MABBOT LANE APARTMENTS DEVELOPMENT, DUBLIN 1

Mabbot Lane is a Mews Laneway in Dublin’s North Inner City located immediately to the rear of Lower Gardiner Street and originally servicing the 18th century townhouses located on the east side of the street.

This Project, completed in 2007, involved the development of 10 new apartments in a mix of one bedroom, two bedroom and three bedroom units on a vacant mews plot for a Private Client.

Kelly and Cogan Architects were appointed by the client as project architects in 2004. In addition, our experience as Conservation Consultants was of great assistance in sensitively responding to the site location and surrounding streetscape.

This project involved a very complex brief. Security, environmental control and aesthetics were of fundamental importance to this client.

Quality Control was of critical importance, while site sensitivities within a residential conservation area meant the careful interpretation of development plan standards.

As a developer led project, budget management was of critical importance, while the restricted site meant the careful interpretation of development plan standards.

The important and highly visible corner location required high quality design and detailing in order to satisfy the requirements of Dublin City Council’s Planning Department. This project also included two apartments for disabled users.

Materials chosen were of the highest possible quality and environmental and energy management systems were designed to minimise cost and maintenance.

This Project required high quality design and detailing and a level of intensive involvement both on site and at detail design stage. A particular issue was the very limited site area, with almost 90% site coverage in a narrow and confined Mews Laneway, design for ease of safe construction was crucial.

The site location meant that the building was likely to suffer a significant degree of anti-social activity and the design was developed with these issues in mind. Security, enclosure, and the use of durable materials were critical to its success as was a simple but sensitive response to the surrounding landscape.
